Welcome to the Village Condominiums. New tenants often mistake the Village as an apartment complex or think it is part of the neighboring Ocean Club apartments. While it may look like an apartment complex, there are some big differences that you need to understand.
Here’s a quick FAQ that will help you get to know your new community.
Q: What makes the Village Condos different than an apartment complex?
A: As a condominium, each unit is individually owned, with the community governed by a homeowners association. Many Village units are owned by residents who have lived here for more than 20 years. Apartment complexes, like the neighboring Ocean Club, are owned and managed by a corporation. Typically, apartment complex residents live there for a relatively short time. As a Village resident, you are part of an established neighborhood, sharing it with people who take great pride in their community. Please be respectful of them and our beautiful amenities and grounds.
Q: What rules do I need to follow?
A: Complete rules and regulations are here. The most common violations involve having more than one pet, pets that are too big, late night noise, smoking in common areas, unauthorized move-ins and move outs, placing large items such as furniture in the dumpsters, misusing Guest Parking and breaking the entrance gate arm.
Q: What are the fines for violating rules?
A: Fines can range from $100 to $1,000. Typically, a rules violation will result in the unit owner being called to a hearing before the board of directors, which can levy fines that landlords pass on to tenants. In some cases, there may be a loss of privileges, such as access to the pools, barbecue area and gym.
Q: What is the move-in/move-out procedure?
A: Both move-ins and move outs must be scheduled at least one week in advance. The tenant contact form must be submitted to Horizon Management or the onsite manager within 10 days of a move-in or a fine can result. Dumping furniture or other items while moving out is not allowed.
Q: Who do I call with a problem?
A: Contact your owner if you have a problem within your unit, such as a leaky faucet, broken switch or other routine maintenance issue. Contact the on-site manager with any serious plumbing problems, including backed up sinks, toilets and bathtubs, or if you see a plumbing leak in a hallway or garage. Q: Where is the management office?
A: The management office is located in the 630 building on the P2 garage level. The on-site manager’s phone number is 310-379-0198.
Q: What amenities can I use? How do I access them?
A: The Village pool and barbecue area are available to you, as are the adjacent Ocean Club pool, barbecues and gym. Access requires fobs, which your landlord is responsible for providing. Details on the amenities and rules are here.
Q: Are there limits on pool guests and pool parties?
A: Two guests per unit are allowed at The Village Pool. Large parties are forbidden.
Q: Where can I park?
A: You may only park in your unit’s assigned garage spot(s). Guest Parking is reserved for short-term visitors. If you have extra vehicles or ones that do not fit in the garage, you need to park on the street. Tenants who park in Guest Parking are subject to fines and to having their vehicles towed.
Q: Can I store personal items in my garage space?
A: No, only automobiles, motorcycles and bicycles are allowed in the garages.
Q: Are pets allowed?
A: Yes, with one pet no taller than 15” at the shoulder allowed per unit. Dogs must be leashed at all times. There are restrictions on aggressive breeds. Please use the designated dog walk areas and pick up after your dog. Violations of pet rules can result in fines. In addition, tenants can be ordered to remove animals.
Q: What should I do if I have a problem with a neighbor?
A: If you are unable to resolve the problem directly with the neighbor, contact your landlord for assistance. If the problem persists, contact Horizon Management.
Q: What do I do if I lose my keys, gate opener or fobs?
